Assistant Construction Manager – Roles & Responsibilities

  • Support Construction Managers on oversight and follow-up on RFI’s, Submittals and other GC deliverables to the A/E to ensure prompt responses and approvals. Includes management of design deliverables and GC contract documents (drawings and specs) so documents are readily available for MHP staff.
  • Working with Development Lead and SVP of Development on Owner selections, i.e. finishes, including submittal and sample reviews and approvals. Includes updating standard MHP Owner Specifications, Details, Finishes and Quality Standards that Design Team will need to follow during design to ensure apples-to-apples GC bidding and help refine internal cost estimates.
  • Coordination and assistance with A/E and GC working with local permitting entities (i.e. Building Department) to ensure schedule milestones are met (Permit issuances, TCO’s, CO’s, etc).
  • Coordination with Property Management for project hand-off, including start-up, O&M’s, training, close-out documentation and management of any warranty claims within the initial GC warranty period. Includes management of Owner punchlist process per project and coordinated with each project’s Property Management.
  • Review and analysis of monthly GC schedule updates and reporting to Construction Managers on project status and critical path impacts as it relates to outstanding delays, RFI’s, submittals, material deliveries.
  • Support Construction Managers on attendance of periodically scheduled OAC meetings, including travel to projects as needed for site visits, bank inspections and reporting.
